 According to ATTOM’s 2025 Property Tax Analysis $396.8 billion was levied on more than 89.6 million single-family homes in 2025—a 3.7% increase from 2024.

ATTOM’s latest property tax analysis indicated that the average single-family home, valued at an estimated $494,231, incurred $4,427 in property taxes, up 3% from the previous year.

The report found that nationwide, the effective tax rate for single-family homes in 2025 was 0.9 percent, up from 0.86 percent in 2024 and the highest since 2020, when the national effective tax rate was 1.1 percent.

ATTOM’s 2025 property tax analysis reported that the rise in the effective tax rate coincided with a decline in average estimated home values between 2024 and 2025. The national average value for a single-family home fell 1.7% year over year to $494,231 in 2025, though it remained among the highest on record following a significant increase in 2024.

The 2025 analysis also revealed that the highest effective tax rates were concentrated in the Northeast and Midwest, led by Illinois (1.84%), New Jersey (1.58%), Vermont (1.40%), Connecticut (1.36%), and Ohio (1.32%), followed by New Hampshire (1.29%), Iowa (1.25%), Pennsylvania and Nebraska (both at 1.24%), and New York (1.23%).

The tax report showed that the Western states lead with the lowest tax rates in 2025. Hawaii (0.33 percent) posted the lowest effective tax rate, followed by Idaho (0.39 percent), Wyoming (0.40 percent), and Arizona and Alabama (both at 0.43 percent). Rounding out the 10 states with the lowest rates were Utah (0.45 percent), Delaware and West Virginia (each at 0.48 percent), Tennessee (0.50 percent), and Nevada (0.52 percent).

ATTOM’s property tax report analyzed property tax data collected from county tax assessor offices nationwide at the state, metro and county levels along with estimated market values of single-family homes calculated using an automated valuation model (AVM). The effective tax rate shows the average annual property tax expressed as a percentage of the average estimated market value of homes in each geographic area.
