According to ATTOM’s newly released Q3 2025 Opportunity Zones Report, median home prices rose quarter-over-quarter in almost half (49.7 percent) of Opportunity Zones with enough data to analyze. Compared to the third quarter of 2024, prices increased in 54.6 percent of zones.
ATTOM’s latest opportunity zones report noted that in the third quarter of 2025, 11.3 percent of Opportunity Zones (422) recorded their highest median home price since the Great Recession in 2008. Additionally, typical home prices rose by at least 10 percent year-over-year in 36.2 percent of the zones with sufficient data.
The ATTOM analysis found that median home prices rose in 54.6 percent of census tracts outside Opportunity Zones as well, indicating that areas inside the zones were just as likely to experience price growth as those outside.
The report stated that median prices inside Opportunity Zones remain significantly lower than those outside. Only 20 percent of Opportunity Zone tracts had a typical home price above the national median of $370,000.
ATTOM’s most recent opportunity zones analysis also found that in the third quarter of 2025, half of the Opportunity Zone census tracts (49.9 percent) reported median sales prices below $225,000.
