According to ATTOM’s newly released Q2 2025 Opportunity Zones Report, median single-family home and condo prices rose from the first to the second quarter of 2025 in 57 percent of Opportunity Zones nationwide with sufficient data for analysis.

ATTOM’s latest opportunity zones report noted that roughly half of Opportunity Zone census tracts (50.5 percent) posted year-over-year gains in median home values, a smaller share than the 56 percent of tracts outside the zones that saw prices increase.

The ATTOM analysis found that while the nation overall reached record-high home prices in the second quarter of 2025, about 8.4 percent of Opportunity Zones recorded their highest median values since at least 2008. Additionally, 39 percent of zones with sufficient data posted annual gains of 10 percent or more.

The report stated that although the difference between census tracts inside and outside Opportunity Zones was relatively small in terms of the likelihood of price growth in the second quarter of 2025, home values in these areas remained far lower. During the quarter, 79.9 percent of Opportunity Zone tracts had median prices below the national median of $369,000.

ATTOM’s most recent opportunity zones analysis also found that Opportunity Zones continued to experience considerable price volatility. In 73 percent of the tracts analyzed by ATTOM, median home prices rose or fell by more than 5 percent year-over-year, likely due to the limited number of sales in many of these areas.

Those zones include: Opportunity Zone #18003001100 – Allen County, Indiana (up from $ 205,500 Median Sales Price in second quarter 2024 to $410,500 Median Sales Price in second quarter 2025); Opportunity Zone #48219950400 – Hockley County, Texas (up from $83,180 to $165,693); Opportunity Zone #42003462600 – Allegheny County, Pennsylvania (up from $51,500 to $102,500); Opportunity Zone #26099258300 – Macomb County, Michigan (up from $93,000 to $185,000); Opportunity Zone #13069010802 – Coffee County, Georgia (up from $118,025 to $234,000); Opportunity Zone #32007951500 – Elko County, Nevada (up from $145,414 to $287,500); Opportunity Zone #42101020300 – Philadelphia County, Pennsylvania (up from $86,000 to $170,000); Opportunity Zone #12083000601 – Marion County, Florida (up from $70,750 to $139,000); Opportunity Zone #4019000300 – Pima County, Arizona (up from $221,250 to $434,276); and Opportunity Zone #6015000101 – Del Norte County, California (up from $208,500 to $408,500).
