Highlighting ATTOM’s latest Q3 2025 data, she showed that foreclosure filings now range between 90,000 and 100,000 per quarter.  These levels are consistent with a healthy, cyclical market rather than a downturn. Von Pohlmann also broke down foreclosure starts, completions, and average days to complete a foreclosure, noting that starts have been steadily rising but remain well below historic peaks, while completions (REOs) and processing timelines are stabilizing. She emphasized that current patterns reflect normalization rather than distress, as strong equity positions and improved loss mitigation continue to keep homeowners and lenders in balance.

Daren Blomquist – Economic Undercurrents and Distressed Market Momentum

Daren Blomquist followed with a comprehensive analysis of the macroeconomic environment influencing the distressed housing sector. Drawing from Auction.com’s Market Monitor, he pointed to widening cracks in the labor market, falling consumer sentiment, and decreasing savings rates as tailwinds for distressed volume, even as spending remains resilient. He noted that foreclosure starts have now surpassed pre-pandemic levels in half of major markets, with sustained growth in states like Texas, California, and Michigan. Blomquist detailed how rising insurance costs, student loan debt pressure, and increasing bankruptcy filings are adding to homeowner financial strain. He also explored the surge in pre-foreclosure sales, highlighting success stories where Auction.com’s transparent marketplace helped homeowners preserve equity and avoid foreclosure. Finally, Blomquist outlined the company’s five-year foreclosure forecast, projecting a steady, measured increase in distressed volume through 2026 as market conditions revert to pre-pandemic norms rather than signaling another crisis.
