What is the Current Home Flipping Rate in the U.S.?

In the third quarter of 2025, home flipping activity continued to slow both quarter-over-quarter and year-over-year, while profit margins fell below 25 percent for the first time since 2008.

What’s Driving Q3 2025 Flipping Trends?

Investors continued to face mounting pressure from elevated home prices and reduced availability of undervalued properties. As acquisition costs rise, especially in entry-level price tiers, profit margins have narrowed and competition has intensified.

According to ATTOM CEO Rob Barber, “Home flipping activity and profitability continued to decline in Q3 2025 with typical return on investment dropping to 23.1%, the lowest since 2008.” He added that what was once a market delivering consistent 40–60% returns has shifted into a fundamentally different environment, requiring investors to be more selective and strategic in market selection.

Profit margins from home flipping have been on a long-term downward trend.
