According to ATTOM’s newly released Q2 2026 Opportunity Zones Report, median home values increased year over year in 46.3 percent (1,639) of the 3,541 Opportunity Zone census tracts with sufficient data to compare between the second quarters of 2025 and 2026.

ATTOM’s latest opportunity zones report noted that in the second quarter of 2026, 10.7 percent (449) of the 4,183 Opportunity Zone census tracts analyzed reached their highest median home value since the start of the Great Recession in 2008. Additionally, 1,064 tracts saw median home values increase by at least 10 percent compared to the second quarter of 2025.

The ATTOM analysis found that areas outside the Opportunity Zone tracts were slightly more likely to post double-digit home-price gains year over year in the second quarter. Median home values increased by at least 10 percent in 30 percent of census tracts outside Opportunity Zones, compared to 28.1 percent of tracts inside the designated zones.

The report stated that among states with at least 25 Opportunity Zone census tracts that had enough data for analysis, Oregon led the nation in the share of tracts posting annual home-price gains. Median home values increased year over year in 57 percent of Oregon Opportunity Zone tracts, followed by Maine (54 percent), South Carolina (52 percent), Indiana (52 percent), and Oklahoma (50 percent).

 Conclusion

ATTOM’s Q2 2026 Opportunity Zones Report suggests that many designated zones continue to share in the broader housing market’s gains, with nearly half of analyzed tracts posting annual increases in median home values and 30 percent recording double-digit growth.  Even so, notable pockets of rapid growth exist, as highlighted by the top 10 zones where median home prices nearly doubled year-over-year.
